Case Study: How a ₹38 Cr NRI Portfolio Was Rebalanced in 11 Months
A London-based client. Six holdings across four corridors. Three under-performing, two over-concentrated. Here is what the rebalance actually looked like.
The starting position (June 2025)
A UK-resident NRI client engaged us with a ₹38 Cr Gurgaon portfolio across:
- 2 apartments in DLF 5 (concentrated)
- 1 plot in Sector 63A
- 1 floor in South City 1
- 2 under-construction units in a Sector 113 high-rise
What the diagnostic showed
- Effective IRR over 7 years: 9.4% — below the corridor average.
- Concentration risk: 58% in one micro-market.
- The two under-construction units had drifted 26 months past original RERA delivery.
- Rental coverage on debt-free portfolio: only 41% of holdings were tenanted.
The 11-month plan we executed
1. Month 1–3: Lower Deduction Certificates filed. Independent valuations on all six assets. Buyer outreach for the two under-construction units.
2. Month 4–6: Exited both UC units (one assignment, one buyer transfer) at a combined ₹6.2 Cr realisation.
3. Month 5–8: Tenanted the South City floor and one DLF 5 apartment via corporate leases.
4. Month 7–11: Redeployed ₹4.4 Cr (post-tax) into a single SPR ready-possession unit and ₹50 lakh into 54EC bonds.
The result
- Concentration risk reduced from 58% to 34%.
- Rental coverage improved from 41% to 78% of holdings.
- Forward IRR (modelled) re-rated from 9.4% to 13.1%.
- Tax leakage on the rebalance: ~₹78 lakh — less than 18 months of the IRR uplift.
No new capital was added. The same portfolio simply started working harder.
