New Gurgaon vs. Old Gurgaon: The 2026 Rental Yield Map

Yields have decoupled across corridors over the last 18 months. We mapped 11 micro-markets to show where rentals are working — and where capital is sitting idle.

The headline

Gross rental yields across Gurgaon now range from 2.3% to 4.1% depending on corridor, segment, and product type. The corridor average is meaningless. The micro-market matters.

Where yields are strongest (Q2 2026)

1. Sohna Road (mid-segment, ready) — 3.8–4.1%

2. Sector 49 / Nirvana Country — 3.5–3.8%

3. Sector 57 / South City 2 — 3.3–3.6%

Where yields have compressed

1. Golf Course Road luxury (5 BHK+) — 2.3–2.6%. Capital appreciation driving ratios down.

2. Dwarka Expressway premium (Sectors 99–106) — 2.6–2.8%. Tenant pool still maturing.

3. Newly-launched Sector 36A / 37D — under 2.5%. Largely speculative absorption.

What this means for allocation

If yield is the goal, the unsexy corridors of Old Gurgaon are now outperforming the marketing-heavy corridors of New Gurgaon. We are seeing more sophisticated NRI clients shift from prestige addresses to yield-optimised ones — because over a 7-year hold, the compounding difference is meaningful.

A 1% gap in gross yield, sustained over 7 years, is a 9–11% difference in total return.
